This solar powered mountain retreat on 120 acres is like new. It's a get-away large enough for a retreat for large groups, family and friends. The well has an EZ Hand Pump installed too. The heat is an efficient and cozy wood burning stove with a built in catalytic converter so it even burns the wood gasses. There is a 250 gallon propane tank that stays, so propane heat could be easily plumbed in and added by the new owners if wanted; it can be plumbed into the existing distribution system so you can use it in the kitchen or install propane heating units. The building is energy efficient with foam insulation 3 to 4 inches thick over the entire interior, then 2 x 4 walls were added with 3 1/2 fiberglass insulation batting, creating a super insulated structure that stays very comfortable year around with little input! The windows are nice vinyl, thermopane insulated; doors are heavy duty commercial grade steel doors. Water heater is a 6 gallon fast recovery propane unit like you find in nice motor homes. The bathroom is serviced by a 1,000 gallon concrete septic tank with lateral line leach field professionally installed. There is a very nice "out-house" too, by the side of the driveway, nestled in the woods, and easy to get to, so when you have a lot of guests, you have another option! On days when the sun isn't out or the wind isn't blowing, you can connect a portable micro-quiet generator to the system. (Sorry, the generator on site does not stay.) On the rare occasions when the owners used the generator, they could not hear it inside the lodge. The Owner thought of everything. This place is well thought out for every contingency! There is a small fenced area outside the back door, so you dogs have a safe area. The setting for this fabulous retreat is a beautiful 120 acres on the south side of Bengal Mtn. in the Winding Stair Mountains, north west of Talihina, OK, about 8 miles. The loft has four twin beds that stay with the place, and the solar batteries/inverter and converters are upstairs too. There are spaces now for 17 folks to sleep! Bring all your hunting and 4 wheeling buddies and you'll not have to skimp on room here! Additionally, the couch, chairs, beds, DVD, VHS, TV, TV antenna (that picks up 7-8 local channels), gas grill, and some of the other furniture stays with the property! The kitchen has a new propane/ac 120 volt refrigerator that is approx. 5 or 6 cubic ft., the cook stove is propane. You can just walk right in and sit right down, just start enjoying your new getaway in the mountains. Outside the 8 x 20 ft shipping container with a covered shed off the south stays. This offers a shady place to work, and store firewood. An ATV can fit inside it too. The driveway into the property is a very nice all weather gravel, and it's a circular drive too, so you can easily drive anything in and out! This is a premier recreational property for anyone, a great location, secluded yet not far from Talihina, easy to get to and good access.
