Wilson Co 38
Located just northeast of Altoona, Kansas in Wilson County sits this amazing 38 acres of whitetail bliss! As far as small acreages go, this is as good and diverse of a hunting tract that I have listed. Lets begin with what allows the bucks in Kansas to get so big, the cover! There are several cedar thickets on this property that I could not walk through. I probably jumped at least a dozen deer, including 1 nice buck the first time I walked the property. Not only does it have the thickets, it also has a nice little bottom area of mature timber. As all of us whitetail hunters know, those terrain changes make for some great kill zones for mature bucks. The elevation changes on the property allow for it to feel and hunt much bigger than the 38 acres show. There are multiple blinds and stands on the property that will stay. So it will be whitetail ready for you this fall! Don't forget about the food! There is a well established white clover food plot consisting of almost 2 acres on the property that just needs a little TLC to get it to reach its full potential. The first time I checked cameras on the farm, I jumped 6 deer out of the food plot. The pictures off the camera tell you all you need to know about the potential the farm has when it comes to producing giant bucks! There are also crop fields across the road so food will never be a problem. The small game hunting cannot be overlooked. As a father of a 13 year old son that loves to hunt, the rabbit hunting should be quite impressive. I constantly get rabbits on the trail camera in the clover plot. The brush piles and grass are great for rabbits as well as quail. So even though the whitetail rules the roost, its not the only wildlife on the property. As we well know, wherever we have small game, we have coyotes. The high elevation spots would make for some exciting coyote setups. With water and electricity close, the potential build site cannot be overlooked. The bottom flats would make for a great spot to build that possible home of your dreams. With its location just 2 miles off both HWY 75 and HWY 47, access will be quick and easy. To sum it up, this 38 acre parcel is as good of a small tract as I've seen for giant Kansas whitetails. If that's not quite enough, there is additional acreage that is available. I can only sit and dream of a sunrise in a tree stand on this beautiful piece of Kansas dirt. 1 hour 40 minutes from Wichita 2 hours from Kansas City 15 minutes from Chanute Giant whitetails Possible build site Food Plot Mineral rights 2 miles off HWY 75 and HWY 47
