This new listing is a tremendous representation of pasture management through rotational grazing and a diverse plant community. Along with recreational attributes and quality improvements, this Anderson County property is a beautiful jewel for the cattle operator and is ready to go to work for you.- The acreage total is 640 acres more or less and is divided into multiple traps to utilize for both rotational grazing as well as haying if desired. Some of the traps are separated by good to excellent barbed wire and some utilize electric fences to allow for ease of movement during rotation. The four main traps are divided east to west into approximate acreages of 151, 135, 168, and 171. There's also an electric fence dividing these traps approximately in half if you desire to rotate through smaller traps.----- The barbed-wire boundary fences would cost a small fortune to replace and are buffered by an electric fence, keeping their quality and preservation in mind. A tremendous amount of effort was put into the installation of the electric fence just inside the barbed wire in order to keep the cows from creating leaning posts and loose wires which has proven to be a beneficial use of time and expense. The south boundary fence is six strands rated excellent. The west boundary fence is five and six-strand, the majority with wire stays and rated good to excellent. The cattle can be moved between cool-season and warm-season grasses to optimize performance. Public water was run approximately 3/4 of a mile through the pasture to a six-hole Mirafount waterer that can supply up to four different traps.
