The South Mountain is a 147+/- acres timberland properties located in the Town of Walton, Delaware County, NY. The is situated along the western edge of the 2,450 foot South Mountain, a rise of land overlooking the West Branch of the Delaware River. The region is one of New York State's premier recreational destinations including the Cannonsville Reservoir. TIMBER SUMMARY An inventory completed by an independent firm estimates +/- 147 forested acres carrying 1.475 Million feet of timber or 10.03 MBF/acre. Over 50% of the property's timber is comprised of northern Red Oak, Red Maple, Sugar Maple and White Ash. The high volumes of timber provides for immediate cash opportunities to help offset acquisition costs. NON-TIMBER AMENITIES: The property is located along the eastern fringe of the West Branch Delaware River one of New York States most pristine and important watersheds. Formed at the Cannonsville Reservoir the river is the "largest drainage basin of all New York Cities Reservoirs". Typical of the great Catskill region, the Delaware is a world class trout fishery. Upstream of the reservoir, near Walton, the river is annually stocked with over 14,000 brown trout adding to the natural brown trout, rainbow, and occasional brook trout. Seasonal runs American shad and striped bass add to the experience. Additionally, South Mountain is in close proximity to several state forest areas including Bear Spring Mountain Game Management Area. The area holds a diverse wildlife and topography drawing hikers, hunters, fisherman, and other outdoor enthusiasts to a remote 7,000 acres. ACCESS: To access the South Mountain Tract; from the village of Watson travel south on State Route 10 for 5 miles to South River Road and turn east (South River Road is the first road on the east side of the highway after crossing the West Branch Delaware River). Travel 1 mile to the property access road, a small gravel road on the east side To access the Tract from downtown Oneonta, take Route 23 Northwest 3 miles to County Route 8. Continue west for 5.8 miles to Starr Road and then proceed 1.2 miles to Starr Corners Road, then proceed 1/2 mile to property on east side of Starr Corners Road.
