160 Acres With 125 Acres Irrigated With Zimmatic Pivot
Great find! 160 acres on two 80 acre tax lots. The property has 125 acres of irrigated land. It is currently in production with alfalfa hay and oats. It has an older Zimmatic pivot on the property that irrigates the land in a full circle. The stand of alfalfa is on its sixth year of production and has been producing between 5-6 tons per acre according to the owner who farms it. The property sits just a quarter mile off of the paved Crane-Buchanan Road. The land is fenced and the owner has built heavy duty all metal corrals in the corner of the property for loading, sorting or holding cattle. This is also used to store and stack hay ready for shipping or feeding. Water rights priority date Permit G-16335 November 2004 Certificate of water right G-16335. Water transfer #94799 125 Acres. The owner has had extensive work done on the pivot and just recently this summer installed a new LESA sprinkler system on the pivot which has helped tremendously with watering the acreage. Also just installed a new panel and 40 horse motor. The well is over 400′ deep and the GPM on it is between 700-720 in the spring and early summer and then goes down to around 600 in the late summer months. There was a homesite in the South East corner of the property which still has a domestic well, septic system and hookups to put a new home on the property. Because this property has two tax lots of 80 acres, and the zoning in that area is EFRU-2 a person could build two homes on this property one on each tax lot.
