Broom Creek Ranch, Glendo, WY 82215

Located approximately 20 miles north of Guernsey, Wyoming and 30 miles east of Glendo, Wyoming, Broom Creek Ranch is a highly productive Wyoming ranch with 4,411 deeded acres along with a 320 acre BLM lease and a 640 acre State of Wyoming lease. 5,371 total contiguous acres. The ranch terrain in the Wildcat Hills is rolling hills with some deep draws and scattered pine trees and rock outcroppings. The pastures are very well sodded. Ranch Operations Historically, the ranch has carried 300 cow/calf pairs. The grasses are hard grass varieties, packed with protein to put the pounds on cattle. Livestock water is efficiently provided with five water wells, (2 electric submersible wells and 3 windmills) and a three-mile pipeline system delivering water to stock tanks located at all areas of the ranch, maximizing grazing efficiency. Fences are 4 wire barbed wire and the ranch is cross-fenced into 5 pastures. Facilities: The ranch has a very comfortable 1,700 sq. ft home with two bedrooms and one bathroom. There is a barn, set of working corrals, shop and various outbuildings. Electricity runs along the entire north end of the ranch and down through the middle of the ranch to the headquarters. Income: The owners have leased the ranch the past years for grazing and hunting and have generated over $90,000 annually. Currently, there is no lease in place on the ranch. Additionally, there is a reclaimed limestone quarry on the ranch, which could be potentially reopened to generate income. There is also the potential to sell decorative rock from the ranch. Hunting: The ranch is home to Trophy Pronghorn Antelope, Mule Deer, Turkey and Grouse and the occasional Elk. GMU areas are 11 for Pronghorn; area 15 for Deer; and area 3 for Elk. Area: Located in Goshen and Platte Counties, the ranch's location is in one of Wyoming's recreational hubs. The ranch gate is located 25 miles east of Glendo Reservoir Marina, one of Wyoming's premier boating and fishing lakes. Historic sites like the Oregon Trail Ruts, Register Cliff, and Fort Laramie are all within 30 minutes. Guernsey State Park and Guernsey Reservoir are located 20 miles away, historic Hartville, Wyoming is just down the road and Grayrocks Reservoir is 35 miles to the south. The towns of Douglas, Wheatland, and Torrington are all within one hour's drive from the ranch and offer all major services, such as medical, veterinary, major shopping, banking and farm supplies.
